Victorian East Ham, Forest Gate and the Olympic legacy
Newham's older housing is largely late Victorian and Edwardian. East Ham grew quickly from about 1890 as transport links improved, and its streets are mainly terraced town houses. In Forest Gate, Thomas Corbett and his sons built 1,160 houses on the Woodgrange Estate between 1877 and 1892, most of them double-fronted three and four bedroom homes, and around 600 of those houses now lie within a conservation area.
Stratford tells a newer story. The former Olympic and Paralympic Village became East Village, with 2,818 new homes, and permission was granted in 2023 for hundreds more rental homes there. Plumbing in a Woodgrange house and in an East Village flat could hardly be more different, and the way to search for a leak changes with it.
Terraces with suspended floors and ageing supply pipes
Victorian terraces in Forest Gate and East Ham were generally built with suspended timber ground floors, and many now have a rear kitchen on a concrete slab.
