Hackney's terraces, villas and post-war estates
Most of Hackney's streets were built in the nineteenth century. De Beauvoir Town was laid out from the 1820s after the Regent's Canal opened, with short terraces and many semi-detached villas, and Stoke Newington, Clapton, Dalston and the roads around London Fields are largely Victorian terraces. Shoreditch and Hackney Wick add former warehouses and workshops that have been turned into flats.
After the war came council building on a large scale. Hackney, Shoreditch and Stoke Newington, the three boroughs later merged into Hackney, built 5,864 homes between 1945 and 1961, and in the 1960s high-rise blocks went up on estates such as De Beauvoir, Holly Street, Nightingale, Trowbridge and Clapton Park. Woodberry Down, first built by the London County Council, is being rebuilt in phases. Many streets now mix all three generations of pipework.
Terraces split into flats and shared supply pipes
A Victorian house in Stoke Newington or Clapton that once held one family may now hold three or four flats. The plumbing grew with each conversion: new bathrooms stacked above old ones, soil and supply pipes boxed into corners, and heating pipes run through the floor void that doubles as the ceiling of the flat below. Water from a leak can follow a joist or a pipe and surface well away from where it started.
Beneath the building, many of these houses still depend on the supply pipe laid when they were new. Thames Water, which supplies Hackney, is responsible for the pipe up to the outside stop valve. Estate flats and communal pipework in Hackney
