Garden Suburbs, Arterial Roads and the Metropolitan Railway
West London grew outwards in a series of planned pushes. Bedford Park, begun in 1875 on the Chiswick side of Hounslow, was among the first garden suburbs anywhere. Brentham, near Pitshanger in Ealing, was built mainly between 1901 and 1915 as the first garden suburb in London founded on co-partnership principles, and has been a conservation area since 1969. Ruislip drew up one of the country's earliest statutory town planning schemes in 1914, ten years after its station and the line to Uxbridge opened, with Ickenham following in 1905.
Then came the roads and the auctions. Part of the Swakeleys estate was sold in 1922 and Swakeleys Drive and Warren Road were laid out across it. The Great West Road opened in 1925 and set off a decade of building that covered Osterley, Heston and Isleworth, while Feltham and Hanworth filled with semis and terraces in the same boom. Ealing added the mock Tudor of the Hanger Hill Garden Estate and the Grade II listed flats of Ealing Village. The common inheritance is a house of roughly a century old with a timber ground floor in its original rooms and a concrete slab under whatever came later, and the joint between the two is where many of these leaks begin.
The Supply Boundary Runs Through Ealing
Most Londoners assume Thames Water and stop thinking about it. Out here that assumption costs time. Hillingdon is listed within the Affinity Water supply area, and Affinity also serves Greenford, Northolt, Perivale and much of Southall, while Thames Water covers Acton, Ealing, Hanwell and the rest of that borough, all of Hounslow and all of Hammersmith and Fulham. Thames Water's Kempton Park treatment works even sits partly inside Hounslow.
The rule that follows is the same either way. The company holds the main in the street and the connection up to your boundary, and the pipe running from there under your garden or drive and into the house is yours. On Metroland plots that private length can be considerable, and on a free draining subsoil the escaping water sinks away instead of surfacing. A weaker kitchen tap and a meter that will not settle are usually the whole of the evidence, which is why a buried supply pipe survey at £300 to £500 is such a common booking here.
Mansion Blocks, Conversions and Basements Closer In
Hammersmith and Fulham is a different job entirely. Fulham, Parsons Green, Brook Green and the streets around Ravenscourt Park are lined with Victorian and Edwardian houses, a great many divided into flats, and West Kensington adds mansion blocks, Queen's Club Gardens among them, where 33 red brick blocks were raised from 1892 around private communal gardens. In a block like that, a leak can begin in a shared riser, in one flat's branch, or in a bathroom two floors above the stain.
Basements complicate it further. On 12 July 2021 intense storms overwhelmed the drains in the borough and sewer water entered homes, with basement properties hit hardest, and the area also carries tidal, river, groundwater and surface water flood risk. A wet basement wall here is not proof of a burst pipe. We test the supply and heating for a genuine loss first, and a damp and moisture survey at £250 to £450 then maps the moisture and says whether a plumber, a drainage contractor or a waterproofing specialist is the right next call.
Rivers, Canals and Damp That Is Not a Leak
Water has shaped this side of London for a long time, and it still confuses diagnoses. The Colne marks the boundary at Uxbridge and the Pinn crosses the north of Hillingdon, while Ruislip Lido began life in 1811 as a reservoir feeding the Grand Union Canal, which runs on through Hayes, Yiewsley and Cowley. In Hounslow, two watercourses thread through Isleworth on their way to the tidal river, the Crane and the Duke of Northumberland's River, while the Brent joins the Thames at Brentford.
A house beside any of those, or on the Chiswick riverside, can take damp from a high water table or from flooding, and from inside the room it looks exactly like a burst pipe. The test is simple and it comes first: if the meter holds still and the boiler pressure does not fall, your pipes are not the source. That single check has saved a good many West London floors from being lifted for nothing.
